![]() | Renewal Efforts Saves Thousands of Dollars Kawasaki was in the process of renewing their lease at Crown Pointe. The market was very tight and the Landlord proposed a substantial rate increase. At that point, Chad Waldbaum of Leibsohn & Company became involved. Chad advised Kawasaki that the market was changing quickly. Vacancy rates had increased substantially as "dot.com" companies failed and gave back space. Rates had not yet fallen, but it was only a matter of time. Kawasaki realized they needed help, and hired Chad to represent them. Chad met with the Landlord and showed the Landlord several spaces that Kawasaki could move to at lower rates. He shared Leibsohn & Company's projections of lower rates. Chad suggested it would be in the Landlords best interest to lower the rental rate and keep Kawasaki as a tenant. The Landlord agreed to reduce the rental rate and Kawasaki accepted the new rate.
